Your credit report
A credit report is a summary of your finances: your bank accounts and overdrafts, credit cards, loans, mortgages, mobile phone and utility contracts. Your credit report is historical data about your borrowing that is held by credit reference agencies, such as Equifax, Experian, TransUnion, and Crediva. These agencies also hold your address history information and cross-reference it with the Electoral Register - so make sure you have your address on the register up-to-date.
When you make a new credit application, lenders check your credit report - compare it to the information you have provided on your application and to the records they may have on you. If you meet their lending criteria, they will be happy to make you an offer. Your credit report also shows potential lenders how many times you have applied for credit within a certain period of time - usually up to 12 months. Too many credit applications may imply you are desperate to obtain credit and lenders may not like it. Also, if you have had a joint bank account or mortgage with other people, their financial circumstances may affect your ability to obtain and repay credit.
Your credit report also demonstrates how responsible as a borrower you are: whether you make all payments on time and in full or have late payments, bankruptcies, individual voluntary agreements or court judgements related to an inability to manage debt.
At Insito, we will ask you to obtain your credit report as we think full disclosure and complete honesty are paramount to a successful mortgage application - the report will not only help you remember all of your financial commitments but also help us tailor a solution to your financial circumstances. You can obtain your report from any of the aforementioned reference agencies, however, we think it’s much easier to get one report for all 4 agencies from our partners at CheckMyFile. They will provide you with a multi-agency credit report, and the best part is that you can try it free for 30 days, then £14.99 a month - cancel online anytime.
